All homeowners need buildings insurance to protect their property against the unexpected - from falling trees to riots.
Lenders insist on you having Buildings insurance where there is a mortgage. You are however free to arrange your insurance other than with the lender, this may give you better value. In certain circumstances the lender will charge you a small 'one off fee' to ensure that the policy meets their requirements.
This type of insurance covers the basic structure of the property. It covers roofs, walls, fences and permanent fixtures such as bathrooms and kitchens.

If you are buying a property then you need to have buildings cover in force at exchange of contracts as you are legally responsible at this point.

It sometimes surprises homeowners just how much their home contents are actually worth. With a decent 3 piece suite costing upwards of £1000 and a dining room suite even more, its not unusual for a 3 bedroom semi detached house to have £30,000 of contents. Clothes, soft furnishings and carpets are not cheap to replace.

Policies normally offer cover on a new for old basis, this sometimes excludes clothes and soft furnishings on which 'wear and tear' would be calculated. You can add accidental cover to the policy and this would cover your possessions against non malicious damage such as dropping a computer or DIY disasters.
